Renovations that start again from the structure

Tired houses stripped back, re-planned and brought up to standard. We take on whole house renovations across West Dorset and East Devon: new layouts, structural openings, new floors, roofs made good, rewires and replumbs booked by us, then every wall re-plastered by our own team and the kitchen and second fix set out square and level. Every renovation, covered

Strip out and structure

Back to the shell where it needs it. Rotten timbers replaced, damp sorted at source, steels in to open up the plan, and floors relaid, including polished concrete where the design calls for it.

Re-plan the layout

Walls moved, staircases relocated, rooms opened up or divided. We work from your architect's drawings or help you sketch out a plan that works before anything is priced.

Rewire, replumb, reheat

Electrics, plumbing and heating are stripped and renewed by the tradespeople we work with every week, booked and programmed by us so they are on site when the walls are open.

Walls re-plastered throughout

Every wall and ceiling boarded, floated or skimmed by our own plasterers. On older houses that means lime plaster where the building needs to breathe.

Staircases, kitchens and joinery

Ash staircases, slatted screens, hand painted shaker kitchens and fitted joinery have all been part of recent renovations. We set them out and fit them as the last stage of the same programme.

Farmhouses and older stock

Much of our renovation work is farmhouses and older stone houses. Beams exposed and made good, stone walls repointed and the modern services hidden without fighting the building.

Questions

Asked and answered

How much does a full house renovation cost?

It depends entirely on the house and how far back you want to go, so we do not quote over the phone. We come out, walk the house with you, and put a written price together with the scope set out room by room. Anything that changes once the walls are open is priced and agreed before it is done.

How long does a whole house renovation take?

A three or four bedroom house taken back to the structure and fully renovated is usually four to seven months on site. Smaller renovations of a couple of rooms can be done in weeks. The programme is written down before we start.

Do you handle damp, rot and structural problems?

Yes. Most older houses in West Dorset and East Devon have some of each. We trace damp to its source rather than covering it, replace timbers that have gone, and bring in the structural engineer where beams and openings need calculating.

Can you renovate a listed or older house properly?

Yes, and we do it regularly. Lime plaster and lime render where the building needs to breathe, stone repaired and repointed to match, and the listed building consent followed to the letter. See our listed buildings page for more on that side of the work.

Who manages the electrician, plumber and other trades?

We do. Chapman books and programmes every trade on the job, so the rewire happens while the walls are open and the plumber is back before the floors go down. You deal with one number throughout.

Renovations across West Dorset and East Devon

Based between Axminster and Bridport, so both towns and everything between them is on the doorstep, and Lyme Regis, Beaminster, Seaton and Crewkerne are all a normal run. If your village is not on the list, ask anyway.
